The Oman Golden Visa, officially the **10-year Golden Residency**, is a renewable, sponsor-free residence permit for foreign investors and their families. Under the programme relaunched by the Ministry of Commerce, Industry and Investment Promotion on 31 August / 1 September 2025, you qualify by investing at least **OMR 200,000** (about USD 520,000) through one of seven approved routes, such as a company, a completed property in an Integrated Tourism Complex, government bonds, Muscat Stock Exchange shares or a five-year bank deposit. You keep the residency as long as you keep the investment.

## Who qualifies for the Oman Golden Visa?

The Golden Residency is aimed at investors, business owners and high-net-worth individuals. Published conditions for the main applicant are:

- Age **21 or over**
- A **police clearance certificate** (reported as valid for at least three months at application) and no entry ban in Oman
- **Valid health insurance**
- A qualifying investment of at least OMR 200,000 in one route, or a combination of routes
- The investment must be **kept for the whole residency period** to stay eligible for renewal

### Investment tiers: old scheme vs 2025 relaunch

Oman first introduced investor residency in 2021 with two tiers. The 2025 relaunch moved the headline offer to a single 10-year permit at a lower threshold. Some articles published in 2026 still quote the 2021 figures, so treat the portal's eligibility check as the final word for your route.

| Tier | Minimum amount | Duration | Status |
|---|---|---|---|
| Golden Residency (2025 relaunch) | OMR 200,000 in an approved route | 10 years, renewable | Current headline offer |
| 2021 investor residency, tier 1 | OMR 500,000 (company, bonds or property), or a company employing 50+ Omanis | 10 years, renewable | Older framework, still cited in some reports |
| 2021 investor residency, tier 2 | OMR 250,000 (company or property) | 5 years, renewable | Older framework; current availability unclear |
| Retiree residency | Fixed income of at least OMR 4,000 a month, 2+ years' prior work in Oman, home owned or leased | 5 years (2021 rules) | Separate route for long-term expats |

## What are the seven pathways to the 10-year Golden Residency?

Official launch material lists seven routes. The conditions below are as published at the September 2025 launch.

1. **Company establishment or shareholding.** Your share of a company registered in Oman must be worth at least OMR 200,000. Launch reports say the company should be at least one year old and that the value is assessed on audited accounts or assets. You can [register a mainland company](https://omanregister.com/mainland-company-registration-oman/) or set up in one of Oman's [free zones and economic zones](https://omanregister.com/free-zones/).
2. **Property in an Integrated Tourism Complex (ITC).** A completed residential, commercial or tourism unit with a title deed. Off-plan units do not count for this route until completed and registered. If a company owns the unit, a certified final balance sheet is required.
3. **Government Development Bonds.** Bonds of at least OMR 200,000 held in your name, with at least two years left to maturity when you invest.
4. **Muscat Stock Exchange (MSX) shares.** Listed shares registered in your name with a market value of at least OMR 200,000.
5. **Fixed bank deposit.** At least OMR 200,000 in a licensed Omani bank, fixed for five years and renewed in five-year blocks for the life of the residency. (One early report said two years; most official and press sources say five.)
6. **Job creation.** Owning a company that employs at least 50 Omani nationals registered with social insurance. Some reports add a capital requirement of OMR 200,000, so check this on application.
7. **Nomination under the Foreign Capital Investment Law.** A foreign-invested company with capital of at least OMR 200,000 can nominate a partner or senior executive. Larger capital allows more nominations.

You can also combine routes to reach the threshold, for example a property plus a bond holding.

**What about industrial land, factories or freehold land?** These are not separate routes in the official list. A factory or industrial project normally qualifies through the **company route**, by building company equity of OMR 200,000 or more, for example in one of the [Madayn industrial cities](https://omanregister.com/industrial-cities/). Under ROP Decision 87/2026 (June 2026), buyers of land for construction or units not yet registered get sponsor-free **entry visas** of 6 to 12 months, and property owners can get a sponsor-free **owner residence**. These are separate from the Golden Residency.

## What are the benefits of the Oman Golden Visa?

Benefits announced with the relaunch include:

- **10-year renewable residency** with no local sponsor or employer
- **100% ownership** of your investment or business
- **Fast-track lanes** at airports and border points
- Right to own **one property outside ITCs** (residential, commercial or industrial) in areas open to non-Omanis, and to transfer it
- Sponsorship of **up to three domestic workers**
- Easier **visit visas for relatives** and other visitors
- Direct access to government services through the Invest Oman platform, and tax or customs exemptions for certain investment instruments

Points we have **not** been able to verify from official sources, and so do not promise: a right to stay outside Oman for up to a year without the permit lapsing, automatic priority banking, and fully automatic renewal. Ordinary residence permits generally lapse after six months abroad, so if you plan to spend long periods away, ask for written confirmation of the current rule before relying on it.

## Who is covered: family members on the Golden Visa

The Golden Residency extends to **first-degree relatives with no limit on number or age**. That covers your spouse and children, including adult children. Parents are usually treated as first-degree relatives in Oman, but confirm this for your case. Each dependant needs proof of relationship (attested marriage and birth certificates), a passport, a photo and health insurance. Dependants can live and study in Oman under your permit.

## What documents do you need?

**For every applicant**

- Passport (valid at least six months) and a recent photo
- Police clearance certificate from your country of residence
- Health insurance policy
- Bank statement
- Attested family documents for dependants, with Arabic translation where required

**Route-specific evidence**

- Company: commercial registration, audited financial statements, shareholding records
- ITC property: title deed and an official valuation if requested
- Bonds or MSX shares: ownership certificate or MSX statement showing value
- Fixed deposit: bank certificate showing amount, term and lien
- Job creation: Ministry of Labour or social insurance statement of Omani headcount

Applications can be refused for an investment below the threshold, incomplete or incorrect documents, a criminal record or entry ban, or failure to meet legal requirements.

## How to apply for the Oman Golden Visa: step by step

1. **Choose your route.** Match it to your goals: an operating business, a home, or a passive holding such as bonds or a deposit.
2. **Run the eligibility check** on the official Golden Residency portal (omanresidence.gov.om), which is run with the government's appointed operating partner.
3. **Make the investment.** Register the company, complete the ITC purchase and title transfer, buy the bonds or shares, or open the deposit. This step usually takes longest, from a few weeks for a deposit to several months for a company that must show audited accounts.
4. **Prepare documents.** Get police clearance, attestation, translation and health insurance.
5. **Submit online** and pay application fees. You can track the file and talk to a relationship manager.
6. **Medical test and biometrics** in Oman, then the residence card is issued.
7. **Add family members** under your permit.
8. **Keep the investment** and renew before expiry.

**Realistic timeline:** In June 2026 the economy ministry said around 56,000 applications had been received and that approvals were expected within about three months of processing starting in Q3 2026. Practitioners report faster approvals for some complete files. Plan for roughly two to six months from first step to card, depending on the route.

## How much does the Oman Golden Visa cost?

The investment itself is the main cost. Government fees for the relaunched programme are shown on the portal and vary by route. As a reference, the 2021 Royal Oman Police fee schedule set the investor visa at **OMR 500 (10-year)** and **OMR 300 (5-year)**, with **OMR 100** per spouse or child on a 10-year permit; total charges of about **OMR 551** were reported for 10 years. Confirm current figures before you budget.

Other cost components to plan for:

- Medical examination and residence card issuance
- Health insurance for you and each dependant
- Police clearance, attestation and certified translation
- Property: purchase price, Ministry of Housing and Urban Planning registration fee, ITC service charges
- Company route: [company formation costs](https://omanregister.com/register-company-in-oman/), office lease, annual audit
- Professional fees if you use an adviser

## Golden Visa vs investor/work residency vs ITC property residency

| Feature | Golden Residency | Company owner / work residency | ITC or property-owner residency |
|---|---|---|---|
| Basis | OMR 200,000 in an approved route | Your own company or an employer sponsors you | Ownership of a qualifying property |
| Typical validity | 10 years, renewable | Usually 1 to 2 years, renewed | ITC: tied to the unit; owner residence under Decision 87/2026: 6 to 12 month cycles |
| Sponsor needed | No | Company or employer | No |
| Family | First-degree relatives, no age or number limit | Spouse and children, subject to salary and age rules | Spouse and first-degree relatives |
| Domestic workers | Up to 3 | Subject to normal rules | Not included |
| Ends when | Investment is sold or not maintained | Company closes or job ends | Property is sold or transferred |
| Best for | Long-term family base, passive or active investors | Entrepreneurs with a smaller budget | Buyers who mainly want a home |

If your budget is below OMR 200,000, a company with an investor visa is often the practical route; see our guide on [registering a company in Oman for residency](https://omanregister.com/register-company-oman-residency/) and the wider [guide to immigration and residency in Oman](https://omanregister.com/comprehensive-guide-to-immigration-and-residency-in-oman-2026/).

## Oman vs UAE vs Saudi Arabia: golden residency compared

| | Oman Golden Residency | UAE Golden Visa | Saudi Premium Residency |
|---|---|---|---|
| Entry threshold | OMR 200,000 (about USD 520,000) | AED 2 million (about USD 545,000) in property or investment | SAR 4 million (about USD 1.07 million) residential property, or SAR 7 million investor route |
| Duration | 10 years, renewable | 10 years, renewable | Property: while owned; investor: permanent; or fee-based from SAR 100,000 a year or SAR 800,000 once |
| Family | First-degree relatives, no age or number limit | Spouse and children | Family residency included |
| Main routes | Company, ITC property, bonds, MSX shares, deposit, jobs, nomination | Property, public investment, business, talent | Property, investment licence with jobs, entrepreneurship, talent |
| Personal income tax | None until 2028; then 5% above OMR 42,000 a year | None | None |

Figures are the published minimums for each scheme; rules change often, so verify with each country's official portal.

## FAQ

**How much do I need to invest for the Oman Golden Visa?**

Official launch material for the September 2025 Golden Residency sets a minimum of OMR 200,000 (about USD 520,000) in one of the approved routes. Some 2026 reports still quote the older OMR 250,000 and OMR 500,000 figures from the 2021 scheme, so confirm the threshold that applies to your route on the official portal before you invest.

**Does buying property in Oman give me a Golden Visa?**

Yes, if it is a completed residential, commercial or tourism unit in an Integrated Tourism Complex with a title deed and a value of at least OMR 200,000. Cheaper property, or property outside the qualifying framework, may give a property-owner residence instead, which is shorter and tied to the property.

**Can my parents be included in my Oman Golden Visa?**

The programme covers first-degree relatives with no limit on number or age, and in Omani practice first-degree relatives normally include parents. Ask for this to be confirmed for your file at the eligibility stage, because evidence of the relationship is required for every dependant.

**Can I work in Oman with a Golden Visa?**

The residency is sponsor-free, so you do not need an Omani employer or local sponsor to live in Oman, and you can own and run your own business. Taking salaried employment with another company may still require the usual labour procedures, so check before you sign a contract.

**How long does the Oman Golden Visa take?**

Making the investment usually takes longest (company setup, property transfer or a bond or deposit purchase). In mid-2026 the government said approvals under the relaunched portal were expected within about three months of processing starting, so plan for several months end to end.

**Does the Oman Golden Visa lead to citizenship?**

No. It is a long-term residence permit only. Omani nationality is governed by a separate law with its own requirements.

**Will I pay income tax in Oman as a Golden Visa holder?**

Oman has no personal income tax today. Royal Decree 56/2025 introduces a 5% tax from 1 January 2028 on individuals with annual income above OMR 42,000, so high earners should plan for it.
